I was several weeks with clients visiting different new projects for sale to be build.
And saw it is very popular now to invest in new developments and mostly clients who area buying they are investors or clients who wants to have second home or move to Spain in future from Belgium, Germany, France, Holland, Scandinavian countries..
So in 2-3 years we will have nice people surround and different market for resales properties. These clients will bring more business and high quality standards from Europe here. So it is interesting how market is growing and so fast changing.
As you know all developments start to sell from beginner with better price ( law price) and if sales go quick they increase prices already in 3-6 month the development on the market for sale but has not yet started building.
So if any client chose one property to buy, he pay 6.000 Euros deposit, in 1 month when the sales agreement signed he has to pay 30 % ( menos 6.000 euros) and in 1 year or 1,5 year when the development will be build, the client will pay 70% of sale price he agreed. But in this time the price of this property will be higher on the market and more valuable to resale or to rent it out.
So it is pure investment!!!
I have visited several developments in Benalmadena, Mijas, Fuenjirola, Estepona area, where some of them for sale with price for 2 bedrooms 164.000 Euros ( Benalmaden), 178.000 Euros Fuenjirola, 240.000 Euros Mijas, 165.000 Euros Estepona.
These properties are in developments within walking distance to shops, restaurants and beach, all amentities, as holidays apartment or second home apartments for clients who wants to come to Spain for holidays stay and after close apartment and leave back home.
But the prices are very interesting compare with properties which are on the market now for resales and they are not new, the prices for apartments will be build in 1 year or less will grow so fast, and in 1-2 year the market of properties will be different. Will be more interesting options to buy in new development which already will be build and new and more modern, so these properties will be priorities to buy for new clients who will come to buy in Spain in this time period.
Also what i can see One area in Fuenjirola will be changed in residencial and there is a new development will be built with prices for apartment 3 bedrooms 199.000 Euros and up.
In Estepona is already starting boom of new developments and Estepona now is getting be more popular that San Pedro and Marbella to build ( easy to get license) and to live ( people move where is more quality life and valuable prices).
also all this area between San Pedro and Estepona , like area near La Resina Golf now have more than 5 new development to be build. Mostly all of them with reasonable prices and with sea views and with high quality standards.
So who is buying them now, will invest their money to sell it in future for more expensive price.
New developments will be built in area where will be new hospital project, new green park area, new private school and super markets, so in 1-3 years will be different life style of living in this area, other people will leave there.
OTHER interesting thing is new development LUXURY Class which prices start from 350/450.000 Euros and more. Again new developments with these price range will be build near beach with sea view, or within walking distance to shops, near town center, located on high level area of the town, but provide more spacious apartments with sea views and privacy.
I have been in one exclusive development with only 39 apartments to build in one community with panoramic stunning sea views, prices start from 419.000 Euros ( good option to buy 599.000) Fuenjirola
Benalmadena new development on second beach line prices from 306.000 to 450.000 for 2 bedrooms, penthouses from 480.000 to 800.000 Euros with panoramic sea views.
One of my favourite development in center of Estepona within short walking distance to port of Estepona, very famous construction company which guarantee quality of building and amazing modern design, specious apartments and big terraces, prices for 3 bedrooms for sale 380.000 Euros. Very reasonable community fees as the community will have open pools and nice garden areas, if you would like to visit gym or play tennis or use indoor pool & Spa, big sportive center just within 7 min walk from new development.
What type of clients will live there and still would like to buy there in future, or rent for long term rent or vocationally !! Very clever clients and there is no many developments still in this area like this.
Mostly design open glass terraces and big slide windows which brings to your property amazing views and light and sun!
Who is buying Swedish, Belgium, German, Dutch. Looks like European emigration to Spain to buying and invest in properties here where is one of the best climate, security and quality of life, and so many possibilities for new business to start.
